Marvel-Works has been doing commercial construction in the Spring corridor since the early years of the company. The work we’re known for is tenant buildouts in the strip centers along I-45, FM 1960, and the Old Town Spring district — restaurants, dental offices, medical practices, professional services, retail.

Commercial work is a different rhythm than residential — tighter timelines, landlord coordination, more inspectors, often a strict open-by date. We run commercial projects with a dedicated PM and the same written quality standards our residential crews use on every job.

How we run a commercial project

  • Pre-construction meetingWalk the space with the architect, MEP engineer, and landlord rep. Identify long-lead items before sign.
  • Permit + landlord submittalsWe pull permits and submit to landlord review in parallel. Timeline factored in upfront.
  • Demo + utilitiesSelective demo, utility shutoffs coordinated with adjacent tenants where applicable.
  • Rough tradesPlumbing, electrical, HVAC, fire suppression — sequenced to avoid the rework that kills commercial schedules.
  • InspectionsWe track every inspection cycle and chase unsigned tickets so they don't become late surprises.
  • Finish + commissioningFlooring, ceiling tile, paint, fixtures, casework, signage. Final walks with the tenant before turnover.
