Office buildouts in The Woodlands span a wide range — single-tenant suites in the office buildings along Woodloch Forest Drive, larger fit-outs in Town Center, professional services in the smaller buildings along Research Forest. Each has its own landlord build standards and tenant improvement allowance structure.
We’ve done office work in most of the major office buildings in The Woodlands. Our PM handles landlord coordination, base-building MEP interfaces, and the architect/designer relationship so the tenant principal isn’t the one chasing change orders.
Typical office buildout scope
- Walls + partitions — Demising and interior walls per architect's plans. Glass partitions and demountable systems where the brand calls for it.
- Doors + hardware — Solid-core wood, glass, or storefront-style. Levers, closers, and access control coordinated with your IT vendor.
- Ceiling + lighting — Acoustic tile, drywall, or hybrid. LED fixtures with dimming where appropriate. Conference room AV mounts pre-blocked.
- Flooring — Carpet tile in offices, LVT or polished concrete in common areas. Transitions handled cleanly.
- Casework — Reception desks, breakroom counters, conference room credenzas, mailroom fixtures.
- Restrooms — Private or shared depending on lease. ADA compliance. Finishes coordinated to overall design.
- MEP coordination — HVAC zoning per occupancy, network and electrical drops at every workstation, dedicated circuits for high-load equipment, executive office privacy considerations.
- Specialty rooms — Server room cooling, mother's room (required by federal law for offices over a certain headcount), wellness rooms, IT closet.
Tenant Improvement Allowance management
Most Woodlands landlords offer a TI allowance as part of the lease — a dollar-per-square-foot contribution toward buildout. We work within that number, give you transparent line items, and flag where you’re likely to want to spend above-allowance for finishes that the brand requires.
If you have a TI cap, we’ll size the scope to live inside it — or tell you honestly when the scope you want costs more than the allowance covers, and what the trade-offs look like.
